The Spa Quarter is the compact riverside core of Karlovy Vary, built up along both banks of the Teplá river between the Grandhotel Pupp and the Vřídlo hot spring. Its main streets — Stará Louka, Lázeňská, and the colonnaded walkways over the springs — are lined with pastel Belle Époque hotel facades, and the area holds nearly all of the town's colonnades: the Mill Colonnade, the Hot Spring Colonnade, the Park Colonnade, and the Art Nouveau Castle Colonnade above them. This is, in effect, all of central Karlovy Vary — the town has no separate old town or commercial district competing for a visitor's time.

What it's actually like to stay here

By day it's a steady flow of visitors carrying spouted porcelain cups between springs, browsing wafer stalls, and posing along the river — busy, but unhurried rather than chaotic. Locals and long-stay spa guests mix in with day-trippers from Prague. Once the tour buses leave in the late afternoon, the crowds thin out fast and the promenade turns genuinely calm, with the colonnades lit up and mostly locals left walking the riverbank.

Best for couples wanting a slow, romantic few days built around riverside walks and old-world spa hotels, and for architecture fans who want to see Neo-Renaissance, Art Nouveau, and Functionalist colonnades all within a few minutes of each other. The historic five-star hotels along Stará Louka and around the Grandhotel Pupp also make this a strong luxury pick.

Stay elsewhere if

Skip an overnight stay, or treat Karlovy Vary as a day trip, if you want nightlife or a big-city pace — the town is genuinely quiet after dinner, with only a handful of bars open late, and most restaurants and shops wind down early outside the film festival. It's also not the easiest base with a stroller or limited mobility once you leave the riverside promenade, since the streets climbing away from the river get steep fast.

Walkability
Very walkable along the river — the promenade and colonnades are flat and mostly pedestrian, and you can cross the whole area on foot in 15–20 minutes. Streets climbing away from the river toward the hillside hotels and viewpoints get steep quickly; the Diana funicular from behind the Grandhotel Pupp handles the steepest of those climbs.
Noise at night
Quiet for a town center. Daytime foot traffic along the colonnades is steady but not loud, and things calm down noticeably by early evening once day-trippers head back to Prague. A few bars and hotel terraces stay lively into the night, but it's nothing like a big-city nightlife strip.

Transportation & practical information

There's no metro or tram network — Karlovy Vary gets around on foot and by local bus. Both train stations (Horní and Dolní nádraží) sit a 20–30 minute walk, or a short bus ride, from the Spa Quarter, and the main bus station used for Prague connections is about a 15-minute walk away. The Diana funicular, departing right behind the Grandhotel Pupp, is the easiest way up to the viewpoints above town.

Don't bother with a car for a stay in the Spa Quarter. The riverside streets are narrow, largely pedestrian, and short on parking, and everything covered here is a walk away from everything else. A car only makes sense if you're planning day trips out into the surrounding countryside.
